The quarter will contain 300 apartments, 16,500 m² of office space, and 4,500 m² of commercial space. In the first stage of construction, two residential buildings have been built containing 116 apartments (including seven Live-Work apartments in which the living space on the second floor is connected via stairs with a work space on the first floor – a unique concept in the market), three commercial spaces of various sizes, a car park for 73 cars and six garages, and storage lockers for the apartment dwellers. For the comfort of the inhabitants, there is a 2,000 m² green, car-free courtyard between the two buildings. The buildings have been constructed and finished with high-quality materials, and every solution used has been thoroughly considered. This dedication to sustainable design was recognised in September 2017, when the building project was named ‘Best Commercial Object’ in the category ‘Most Sustainable Project in Latvia 2017’. The buildings completed during the first construction phase of Magdelēnas kvartāls won first place in the “New Residential Building” category at the Latvian Construction Annual Award 2018 During the second phase, a rental apartment building will be constructed, offering 92 studios, and 130 m² of commercial spaces on the ground floor. During the third phase, two office buildings will be completed, with a gross leasable area of 9,660 m², and 1,495 m² of ground-floor commercial spaces. Further phases will see the completion of a couple more office buildings, in addition to commercial spaces and several residential buildings, as well as a spacious underground car park.

Location

Magdelēnas kvartāls is located on 2.5 ha site in Riga’s Quiet centre, between Antonijas, Melngaiļa, and Strēlnieku streets. Immediately adjacent is the refined and elegant Quiet centre, in close distance - Skanste – Riga’s future modern centre as well as a dynamic, historical business centre. The area is listed as a UNESCO World Heritage Site, and is surrounded by a well-developed infrastructure: state institutions, banks, shopping centres, restaurants, and assorted services. Just a few minutes of walking takes you to beautiful Riga parks and top cultural institutions – theatres and museums. Access to Riga’s main thoroughfares and public transport is quick and convenient.
