The Riga City Council’s Development department approved the construction designs (in minimum composition) for the fourth and fifth phases of Magdelēnas kvartāls.
The fourth phase of the quarter consists of two buildings, which will provide nearly 9,000 m² of modern office space, 2,000 m² of commercial space on the ground floors, and 165 parking spaces. The fifth phase consists of three residential buildings at 4D Strēlnieku Street, comprising 100 rental apartments of various sizes and 657 m² of commercial space.
Both phases are being designed by Didrihsons Arhitekti Ltd, bringing to life the original vision for Magdelēnas kvartāls as a modern, people-centered living, working and leisure space in the heart of Riga’s Quiet Centre.
“The new buildings will allow us to fully appreciate the intended landscape of Magdelēnas kvartāls. It will highlight the central multifunctional square of the quarter and create two more gateways – from Emīļa Melngaiļa Street and Strēlnieku Street. Our priorities are the well-being of users and respect for the historical heritage of the Quiet Centre. The architectural, landscape and functional design of the quarter includes human-scale architecture that respects its environment, a balance between public and private outdoor space, more than 80 trees within the quarter, and a wide range of services available on the ground floors of buildings, providing the community of Magdelēnas kvartāls with everything they need for a fulfilled life,” says Gatis Didrihsons, lead architect at Didrihsons Arhitekti architecture firm.
“In order to reduce their CO2 footprint and ensure the comfort of building users, the projects will use mechanical ventilation with heat recovery, individual heating systems, and other modern energy efficiency solutions,” explains Mārcis Jankaitis, project manager at Vastint Latvia.
Didrihsons Arhitekti is currently working on detailed construction design for the office buildings included in the fourth phase, which is expected to be completed early next year. In parallel, construction works on the second and third phases are underway. The topping-out ceremony was held at 17 and 21 Antonijas Street in March this year, and the buildings are scheduled to be commissioned by the end of the year. It is planned that the rental building at 4C Strēlnieku Street will be finished by the end of 2025.
In total, Magdelēnas kvartāls will offer 273 apartments, 18,200 m2 of office space, 4,400 m2 of commercial space, and 238 parking spaces.
