Building Permit for Business Garden Wroclaw

SwedeCenter has obtained a building permit for the Business Garden Wroclaw office complex. Construction will start later this year. As part of the first stage of the project, three buildings with a total area of 37,000 m2 will be constructed. The project located at Legnicka Street in Fabryczna District is the first office project developed by SwedeCenter in Wroclaw and the third Business Garden complex in Poland.

Business Garden Wroclaw will ultimately offer more than 110,000 m2 of leasable area and will comprise eight office buildings and a hotel. The building permit pertains to the entire project, but the complex will be constructed in phases. The first phase includes the construction and related infrastructure of three office buildings at Jaworska Street with a total leasable area of 37,000 m2.

The office complex designed by the architects APA Wojciechowski is distinguished by optimal floor plans and a common area factor not exceeding 3.5%. Its attractiveness is enhanced by an internal garden with a centrally located restaurant and a number of amenities for tenants available within the complex. In the garden, work zones and resting areas for tenants’ employees are envisaged, which amongst others include basketball courts and Wi-Fi hot spots.

Business Garden Wroclaw has received LEED Gold pre-certification. The buildings will be characterised by high quality materials, energy-saving solutions, air quality control and access to daylight.

The business park will be created at Legnicka Street, in the immediate vicinity of the largest shopping and entertainment centre in Lower Silesia and near the centre of Wroclaw. The Mikolajow railway station is also in close vicinity.
