B10 is an office and hotel complex located at ul. Bolkowska 10, which fits in with the nature of the vibrant business district of Wrocław. The project consists of two facilities with a total area of approximately 20,000 m2. The first is a modern six-story office building offering flexible space to every tenant, and the second is a long-stay hotel comprising 116 rooms. The buildings are connected by a common square.

Fusion of

functionality and green solutions

The office building has been designed with a grey facade in a modular H-shaped form, referring directly to the buildings of the neighbouring Business Garden complex. There will be two entrances to the facility: the main one located on the side of the internal road and the second providing direct access from the hotel. The office building, with a usable area of approximately 14,500 m2, offers flexible arrangement and well-lit open-plan space, which can be freely divided into smaller modules. The hotel, with a leasable area of approximately 5,500 m2, will comprise 116 rooms that can be booked for longer stays, a reception desk, and a small restaurant. It will be managed by Hotel Co51, part of the Vastint Group. A wide courtyard has been planned between the office building and the hotel, leaving plenty of space for people working there, visitors and passers-by. As the architectural design of the office building created by APA Wojciechowski complies with the guidelines for sustainable construction, an application for a LEED certificate at least at the Gold level will be submitted. The building is an example of the use of pro-ecological solutions with particular emphasis on recyclable design, healthy materials, energy efficiency, and rainwater retention. The creation of an environmentally friendly structure also means that the design provides a high level of comfort and usability for the building's tenants.

Location

The B10 complex is strategically located in the heart of the Popowice business district, an area of intensive development that is very well connected with the entire city via both private and public transport. The Wrocław Mikołajów railway stop, located 50 meters from the project, allows convenient connection with suburban towns. The nearest junction of the Wrocław motorway bypass is only 5 km from the property, which can be reached by the nearby ul. Legnicka, one of the city’s most important arteries. In the immediate vicinity are Magnolia, the largest shopping center in the region, and the Business Garden office complex, both of which offer many convenient amenities, including shops, restaurants, and a gym.
