STATUS: OUTLINE PLANNING PERMISSION GRANTED (SUBJECT TO DEFERRED APPROVAL) Vastint acquired 8.1 hectares of land including the former Tetley Brewery site in Leeds South Bank in 2016. The site is close to the city's retail and financial quarters; and Leeds station, the River Aire waterfront and the vibrant Calls area are also close by. Working in close consultation with Leeds City Council's Planning Department and other stakeholders, Vastint plans to redevelop the site to create a vibrant, well connected and sustainable mixed use neighbourhood. The design proposes a vibrant development in the centre of the South Bank with a generously-sized urban park at its heart. The aim of the scheme is to support the expansion of the city core, providing a vital link connecting the city centre with the Tetley and its creative neighbours, through to the education district and the communities to the south. The first outline planning application for the initial 6.6 ha element was submitted at the end of April 2017. The Committee approved the application in October 2017, ‘deferring and delegating’ sign off to the Chief Planning Officer once some details are resolved. Councillor James McKenna, chairman of the panel, told the meeting the application was one of “the most exciting I can remember”. He said: “It is a very, very big application. It is going to bring credit to the city and put us on the map.” Overview of the proposed first phase: • Up to 850 homes; 5% of which will be for affordable housing, in line with LCC’s policy • Up to 85,000m2 employment space, including spaces for creative industries • Up to 15,000m2 active uses including retail, (A1-5), cultural, educational, leisure or health (C2, D1,D2) • Hotel with up to 400 rooms and ancillary facilities
